Town planning scheme 4/A
Preliminary Town Planning Scheme 4/A (Dholera-Mundi)
Scheme 4/A is an extra signed sheet rather than one of the six numbered schemes. It names 2 villages it takes land from: Dholera, Mundi. It states no area anywhere and we hold no government order for it.
A town planning scheme is a government order that redraws all the plot boundaries in one area at once. A share of everyone's land is kept back for roads, parks, schools and land the authority can sell, and each owner gets a smaller regular plot in return. This page is the record for scheme 4/A.
What is not written down anywhere is how much of each named village sits inside this sheet, or how this sheet relates to the numbered scheme with the same digit.
The record itself
Stage is the field to read first. Draft means proposed and not yet binding. Preliminary means sanctioned, so it can be acted on. Development plan allocation means it appears on the 2012 plan and nothing further reached us.
| Field | Value |
|---|---|
| Record type | scheme document |
| Stage | preliminary |
| Name on the sheet | PRELIMINARY TOWN PLANNING SCHEME 4/A (DHOLERA-MUNDI) |
| Stage, verbatim | PRELIMINARY TOWN PLANNING SCHEME 4/A |
Relationship of scheme '4/A' to scheme '4' is not stated anywhere in the supplied documents and is not asserted here.
How much land it covers
Nothing we hold states an area for scheme 4/A. The sheet does not print one on its face, and the plan's table has rows for schemes 1 to 6 only, not for the lettered sheets.
We could measure it off the drawing, and we will not. The drawing itself carries a printed warning that it must not be used for measurements, so a number produced that way would look official and be worthless.
no area published for this scheme in either dataset. To fill this cell the scheme would need its own sanctioned statement of area, or a row on the plan's table.
This sheet is a special case, and it is worth knowing why before you trust anything read off it. The file is a pure drawing. Every letter on it was turned into a shape when the file was made, so there is no text inside it at all, not even a font. Everything on this page was read by eye from a high resolution picture of the sheet.
The sheet describes itself as PLAN 3 :- ORIGINAL PLOT - FINAL PLOT PLAN (INDEX), drawn at SCALE 1CM/80MT. That is the drawing that shows what each owner held before the scheme against what they are given after it, which makes it the most useful sheet in the whole set and the one we can read the least of.
Which villages it takes land from
The sheet calls these part villages. That phrase is doing a lot of work: only some of each village is inside the scheme, and no document we hold says how much. If your land is in one of these villages, being on this list does not by itself mean your land is in the scheme.
| Village as printed | Census 2011 code | Taluka in 2009 | Survey numbers | Whole village, sq km |
|---|---|---|---|---|
| Dholera | 511931 | Dhandhuka | 969 | 45.8145 |
| Mundi | 511934 | Dhandhuka | 316 | 17.8054 |
The last two columns describe the whole village as it was declared in 2009, not the slice of it inside this scheme. Nothing in our documents gives that slice in hectares or as a percentage. This is explained further on the part villages page.
The government order behind it
There isn't one in our documents. Only two signed orders exist across the whole set, both from the Special Investment Region Apex Authority: SIRAA/03/2012/566-A of 3 October 2012 for scheme 1, and SIRAA/06/2013/439 of 24 October 2013 for scheme 3. Neither of them mentions scheme 4/A.
The numbering of those two would let us guess at a number for this one. Guessing at the number of a government order would be inventing evidence, so the field stays empty.
no government order supplied. This does not prove no order exists. It means none reached this record, and you should check the current position with the authority.
Where all this came from
You should be able to check every line on this page against the document it came from. This is that list.
